Zero-Down Payment
We have zero-down programs available to us on selected properties. This is limited by the type of property, location, and credit qualifications of the buyer. Don’t be afraid to ask us about it – we ALWAYS have properties that are eligible.
Down Payment Assistance
In some cases, the zero-down program is not available, but various government agencies have things like bond programs available to assist you with your down payment. Like the zero-down program, this is limited by the location of the property and typical lending guidelines, including the credit worthiness of the borrower.
USDA
The USDA Program is truly unique. Each year several million dollars are allocated to assist home-buyers with good credit but very little down payment. Another great thing about this program, is that the interest rate is sometimes subsidized by USDA, and can be SUBSTANTIALLY less than the current open-market interest rates on FHA or Conventional mortgages.
VA Home Loans

VA Financing permits 100% financing, even allowing most of the closing costs to be rolled into the loan. Often times there is zero out of pocket expense required from our honored veterans.
Both new homes with land, and existing homes with land, generally qualify for VA financing. FHA

Our lending organization is more flexible than the typical mortgage lenders are, and are very easy to deal with. If we can’t obtain financing from one of the many other programs and sources available to us, we’ll see if you qualify for OUR financing option.
